The Northern Illinois Online Offers platform licensed through The Homeboss Selling System® is an online offers process that works better than any other method to buy and sell a home in ANY market condition. This method of marketing and selling a home offers buyers and sellers more options, control and transparency when buying or selling real estate especially now that buyer agent commissions can no longer be offered by sellers (as of July 2024). This new shift is reducing the number of buyers who would otherwise be shopping for homes as most cannot afford to pay their agent directly and will either exit the home market or worse, go at it alone and be unrepresented against a savvy sellers realtor. You see up until July 2024, the commission(s) used to be all part of the price paid for the home but now that is no longer the case unless a program like this is utilized. This powerful platform puts that type of payment back into the transaction through the backend of our unique process and allow buyers to make offers on homes without having to pay their agents out of pocket.

You may think that this type of home sale is only for properties that are in bad shape, are in foreclosure or the seller is in some type of financial distress. In 2007, Richard Freedkin, after being in the real estate arena for over 30 years, studied this type of sales process in depth and created many systems for selling high-end luxury homes using this same type of program. He wrote a complete detailed 260+ page course and was invited to speak at real estate conventions and seminars nationwide to teach his home selling methods to thousands of real estate investors, realtors and homeowners. This makes him uniquely qualified to offer this incredible sales method to help home sellers get their homes sold quickly and for the most amount of money.

No more multiple offers with sellers seeking “highest and best offers” and buyers not knowing what to offer or worst yet, over-paying for the home. Buyers see EXACTLY what is being offered and can decide what they are willing to pay for a home.

At the end of an online offer sales process, the listing agent will call all agents representing buyers who have placed competitively priced offers on a particular property on our platform to learn all the details of their offers. The winning buyer will proceed with a standard Illinois Multi-board 7.0 Purchase Agreement with all buyer’s contingencies and inspection time frames just like a traditional sale.
